How to Calculate Your Home Loan Affordability in Singapore: A Practical Step-by-Step Guide (2026)

Buying a home in Singapore is an exciting milestone, but it can quickly become a financial strain if affordability is not calculated properly. Many people assume that once a bank or HDB approves their loan, they are safe. The truth is, approval doesn’t necessarily mean you should take on the full loan amount.

Understanding how much you can truly afford requires a deeper look into your income, current financial commitments, CPF usage, and even future interest rate fluctuations. This practical guide will walk you through the steps to calculate your home loan affordability and highlight common pitfalls to avoid.

Step 1: Assess Your Income and Debt Commitments Your monthly income is the foundation of your borrowing ability. This includes your salary, bonuses, rental income, or self-employment earnings. But equally important is your existing debt—such as car loans, student loans, or credit card balances.

Two key ratios apply when calculating affordability:

  • Mortgage Servicing Ratio (MSR): For HDB flats and Executive Condominiums (ECs), only up to 30% of your monthly income can be used for housing loan repayments.

  • Total Debt Servicing Ratio (TDSR): For all properties, your total monthly debt (including your mortgage, car loan, personal loans, and credit card repayments) cannot exceed 55% of your gross monthly income.

Example:

  • Monthly income: $8,000

  • Existing car loan: $800/month

  • MSR cap: 30% × $8,000 = $2,400

  • TDSR cap: 55% × $8,000 = $4,400

If buying an HDB flat, the MSR cap ($2,400) is the limiting factor, even though the TDSR allows a higher repayment.

Step 2: Use Online Loan Calculators for Clarity HDB and mortgage calculators (such as those on MoneySmart) give you an instant estimate of your maximum loan amount, monthly instalments, and total interest payable. These tools are useful for testing different loan tenures and scenarios before making a commitment.

Step 3: Account for Interest Rate Fluctuations Interest rates are not fixed forever. While the HDB loan rate is currently pegged at 2.6% and has been relatively stable, it can change if CPF Ordinary Account rates are revised. Bank loan rates, meanwhile, usually range from 2.8% to 4.2% and are linked to benchmarks like SORA, meaning they can rise or fall with market conditions.

It’s best to “stress test” your finances—ask yourself if you could still manage repayments if interest rates rise by 1–2%. This avoids financial strain later.

Step 4: Balance CPF Usage and Cash Outlay CPF savings make homeownership more accessible by covering downpayments and monthly instalments. However, the money used from CPF must be refunded with accrued interest when you sell your property. This reduces what you may have left for retirement.

A smart approach is to use CPF for monthly instalments while keeping cash savings as a safety buffer for emergencies.

Step 5: Don’t Forget Additional Costs Monthly instalments aren’t the only expenses to plan for. Other costs include:

  • Buyer’s Stamp Duty (BSD): A few thousand dollars upfront depending on property price.

  • Renovation: Typically $30,000 to $70,000, depending on the size and style of your home.

  • Legal fees: Usually between $2,500 and $4,000.

  • Insurance: Fire insurance is mandatory; many also take up home contents insurance.

  • Maintenance fees: $20–$90/month for HDB conservancy charges, or $250–$500/month for condos.

These can easily add 10–20% more to your overall budget, so factor them in early.

Step 6: Compare Affordability Across Property Types

  • HDB flats: Most affordable, with access to HDB loans, bank loans, and housing grants. But capped by MSR rules.

  • Executive Condominiums (ECs): A middle option between HDB and private condos. Prices are higher than HDB flats but still come with MSR restrictions during the first 10 years.

  • Private property: No MSR restrictions, only TDSR applies. While larger loans may be approved, the risk of overborrowing is higher and interest rates tend to be more volatile.

Example: A couple earning $9,000 monthly with no loans is considering a $600,000 resale 4-room HDB flat. Under MSR, their maximum monthly repayment is $2,700, which means their income comfortably supports this purchase.

Final Thoughts Calculating affordability isn’t just about what the bank says you can borrow—it’s about ensuring your financial stability for the long term. By considering your income, existing debts, interest rate risks, CPF usage, and hidden costs, you can make smarter decisions when buying your first home.

A home is one of the biggest commitments you’ll ever make. Plan carefully, test different scenarios, and avoid stretching your finances too thin. That way, your home becomes a source of security—not stress.
